Exciting Year In Real Estate!

The climate of the housing market and in the state of the United States economy as whole is warm. Top economists are making predictions left and right. Leaders in the Obama administration are making proposals for improving the unemployment budget deficit and creating tax reforms along with a plethora of other proposals, reforms and bills. Basically, the state of the economy is not great, but according to former treasury secretary, Paul O’Neill, “We are moving forward at a pretty gradual pace,” he said. “But I don’t think things are terrible.” CNBC Real Estate Reporter, Diana Olick is in agreeance, according to her blog on Thursday January 20, 2011, where she stated, “Today’s numbers were hands down, no argument, really good news for the housing market, but we’re not out of the woods yet.” We might be heading up hill, but not without some pushing. In another blog, Olick said that, “High inventories and lower prices will either be too much for sellers to stomach or create the kind of bargain-buying bonanza that the market needs to find its footing.” Let’s just hope that improved tax reforms will create more revenue for the average American, which will improve consumer confidence. If Obama can come through with his plans to create margin in the jobless to employed ratio, then come spring, the market will start looking much more positive.

Let’s hope for some big improvements that will yield to a very exciting year in real estate!

Cincinnati April Real Estate Activity

Housing Supply, Absorption Rate (AR), is 10 months about the same as last month and only slightly up for the same time last year.  A “balanced market” is 5-6 months of listing inventory.  Supply and demand.
Looking back to 1990 through 2009 for the month of April, our unit sales levels, dollar volume of sales and average sale price are at the 1993 levels.
April 2009 unit sales were down about 16% from April 2008.  Total dollar volume was down about 24% from April 2008.  The average sale price was down 10%. 
The active residential inventory continues to decline, down from 2008 and 2007 and below 2006, headed towards 2005 levels…this is good…very good.  Inventory is being reduced not only by sales but also by properties being leased.  It matters not the method, just the result.

Do Not Underestimate The Importance Of Keeping Carbon Monoxide Detectors In Your Home

Most every person in this country knows the importance of installing and keeping their fire alarms properly maintained. What many people do not yet know is just how important it is to install and maintain carbon monoxide detectors in their homes as well. Every year in our country approximately two hundred people die from carbon monoxide poisoning. These tragedies can be easily avoided by purchasing a carbon monoxide detector at your local hardware store.

Ways to avoid Carbon Monoxide poisoning in your home:

  • Purchase a carbon monoxide detector to place within 15 feet of every sleeping area in your home.
  • Change the batteries yearly, when you change your fire alarm batteries.
  • Have your furnace and fireplace checked regularly by a professional.
  • Use your generators properly.
  • Avoid “warming up” your car if the garage is attached to your home.

Learn to recognize Carbon Monoxide poisoning symptoms:

  • Dizziness
  • Nausea
  • Headache
  • Coughing
  • Irregular Heartbeat
  • Pale skin with cherry red lips and ear tips
